There are a couple 1 rips on the outer box as well as some creasing and bends. The bottom section of the styrofoam packaging is missing.

This charming Christmas in The City Flamingo Club Miami Beach House is not my dads old school Christmas Village. This beautifully crafted ceramic and porcelain house stands at 8 inches tall and 5.75 inches wide and weighs 3 lbs 9 oz. The house is a part of the Department 56 collection and was manufactured in 2011. This house is perfect for collectors of Christmas village. Light is not included. In great shape, there are no chips or cracks. Let us know if you would like additional photos.
